Finding a home under $700,000 in Laguna Beach can be tricky but it's still possible in certain neighborhoods.  The Terraces community in Laguna Beach is the first place we always recommend to look when someone wants to find a home in this price range.  Technically located in Laguna Beach but really more like being in the city of Aliso Viejo is a community situated near the 73 freeway off the Laguna Canyon road.  Living her gets you a Laguna Beach address which is very valuable for many as children get to attend schools in the Laguna Beach school district.  It's still a bit of a commute everyday to the downtown area of Laguna Beach so if you are looking for something in the heart of the city then the Terraces may not be the right community for you.  A lot

The Laguna Village area is one of the closest neighborhoods to the beach in the downtown area.  Many of the homes were first built here starting in the early 1900's and slowly built up through the mid 1950's through 1970's.  There has been a trend lately to tear down some of the original homes and build newer construction homes in place of them.  This is happening all throughout Laguna Beach and the Village area is starting to see several of these homes come on the market for sale.

From a re-sale prospective these homes will always hold it's value due to the close proximity to the beach and the downtown area.  If you have ever been to the downtown area you know that it's always very busy with many tourists visiting the beach, downtown shopping and

The Emerald Bay community has two different sections which locals commonly refer to as Lower & Upper Emerald Bay.  The boundaries for these two sides are cleverly divided by the Coast Highway where the entrance to community is found.  Once you pass through the gates and hang to the right you will find the community clubhouse, tennis courts and large park area which are all found in the Upper section of Emerald Bay.  The road eventually leads down to the beach and the Lower Emerald Bay side.  For the most part homes are pretty much the same on both sides except for the ocean front properties.  Lower Emerald Bay features some of the most awe inspiring oceanfront views that can be found anywhere in Laguna Beach.  There are only a handful of these special

The Laguna Village area covers a large part of the beach frontage in Laguna Beach, California and is considered one of the best places to find ocean front homes.  The boundaries of this area begin at the south end of Victoria Beach and continue north to the Main Beach Park which is in the very center of town.  Homes along the beach here will often be multi-story homes that sit just above the sandy beach and have commanding views of the Pacific Ocean.  The Bravo TV series "Real Estate Wars" features two local real estate teams from the Orange County area and recently aired a listing that was located on the ocean front in the Laguna Village area.  The home pictured below and located at 160 Saint Anns Dr was originally listed and sold by the McMonigle Team
