Laguna Beach saw some wonderful sales that took place in communities like Irvine Cove, Woods and the Laguna Village area.  The biggest problem this year was the lack of inventory which caused buyers to act quickly when new listings came on the market.  The higher end of real estate still takes a little bit longer to sell than homes in the one to two million range but still sold relatively quickly when compared with previous years.  The highest sale this year took place at 2620 Riviera Drive which was located in the gated community of Irvine Cove in North Laguna.  This is one of my favorite neighborhoods since it has one of the most beautiful private beaches in all of Laguna Beach.  2620 Riviera Drive sold for $24,250,000 on 5/18/21 after being on the

The Woods Cove area is a great place to look for a prime location near the beach.  For the most part, these homes are listed as short term rentals due to their close proximity to the beach.  The demand for vacation rental properties, especially during the high season summer months has always been high here in Laguna Beach and the opportunity for owners to make good money during these months has turned many rental properties into short term leases.  It's important to know that homes in this area are typically rented out by the month and go on a month-to-month basis and often come fully furnished.  Summer months like July & August are always the first months to go with other months like June and September becoming popular as well.  We always recommend

One of the newest features added to our MLS is being able to view coming soon listings.  These properties are technically not active on the market and are in the pre-marketing stage of being put on the market.  The coming soon feature was added so agents can get there home available to other real estate agents and potential clients while they are getting their professional photos and other marketing materials together.  The advantage of doing it this way for agents is that the days on the market will not start counting until it's officially switches to active.  If you have been familiar with real estate for awhile these were commonly known as pocket listings where real estate agents would only share these potential properties to clients they are currently

One of the most beautiful ocean views in the Village area of Laguna Beach can be found on Cleo Street.  Specifically, 150 Cleo Street offers 3 levels of condos that have some really inspiring ocean views.  The location is at the corner of Sleepy Hollow Lane and Cleo Street on the ocean side of Pacific Coast Highway.  From this location is just a matter of blocks to the downtown area of Laguna Beach with great restaurants, galleries and boutique retail stores.  This is also the same area as the Main Beach area that tends to be the main hangout spot in Laguna Beach for tourists and locals alike.  Condos rare comes on the market for sale here but there are currently two condos that are on the market for vacation rentals.  Vacation rentals have seen a huge

One of the hottest trends right now are 3D virtual home tours.  Since most showings are very limited agents in Laguna Beach are now making sure they every listing they have on the market comes with a virtual tour.  We checked all of the recent listings in Laguna Beach that have come on the market in the last week and every single one had a virtual tour.  The most popular virtual tour company by far is by Matterport which shows a 3D image of the property as if you were looking above the house and allows the consumer to walk through every single room as if they were at the house.  This makes a lot of sense since we have been getting a lot of calls lately of potential buyers asking for the virtual tour links of any given property.

One of the additional

We were just contacted by a client who is looking for off market condos in the Laguna Beach area.  Her main criteria is that she wanted a condo with spectacular views with a lot of building amenities.  Right now is considered our off season as many owners have decided to take their home off the market for the holidays.  Our typical selling season starts right after the first of the year and continues through the end of September.  The months of October, November and December are normally slower even through homes continue to sell just at a slower pace.  Even though a lot of owners take their home off the market for the holidays doesn't mean that they don't want to sell anymore.  A good real estate agent will have access to these properties and be able to

Buying a home in Laguna Beach can be tricky when deciding on which neighborhood to live and the best time to buy.  There are pros and cons to buying at different times of the year in Laguna Beach and often depends on how the current real estate market is doing.  It's first important to establish if the market is a buyers or a seller's market.  A buyers market means that homes will sit on the market longer than usual.  Buyers don't have to rush into buying a home and can often negotiate with the seller off the listing price.  In a seller's market properties are selling very fast and the owners are in control on who they sell it and the price they think the market will bear.

Most of the homes in Laguna Beach will come on the market between January

When Real Estate agents take a listing it is usually for a 6 or 12 month period.  Of course, this can be any length of time that the owner wants as we have seen it as short as one month when the owner really wants to get it sold right away.  After this set amount of time when the property does not sell it goes off the market and is considered an "expired listing."  Be prepared when this happens as dozens of real estate agents who's sole job is to call on expired listings will start calling you non-stop the morning after the home expires.

These agents make a living trying to convince owners why their home didn't sell and to use them the next time around.  What most seller's don't realize is that these types of agents have very good phone skills but

Located in the Laguna Village area is a house that is commonly referred to as "The Mermaid House."  The name refers to a time when a large majority of the homes in Laguna Beach where smaller bungalow style properties that were built in the rise of the 1920's.  Nowadays, we call these "Tiny Houses" expect these historic homes offer a world of charm and character that you won't find in today's newer construction homes.

How small is the home?  Well, for starters it features a total of two bedrooms, one full and one half bath with a total of 788 square feet of living space.  With the current list price of $1,395,000 this equates to $1,770.30 per square foot.  Sound expensive?  It may sound like a bargain depending on what part of the country you live in.

This has been a record year for real estate sales in Laguna Beach.  We have seen some incredible homes sell at amazing prices and some of the most premium properties coming on the market for sale.  By far the most exciting part of the year was seeing the iconic Twin Points home come on the market for sale.  Twin Points is a rare property that sits on a huge ocean front parcel of land that splits into two points, hence the name "Twin Points."  The land can be seen from many coastline spots and we never thought we would see this iconic property come on the market this year.

Twin Points is located at 1101 Marine Drive in Laguna Beach.  The home sold for $45,000,000 and closed escrow on 02/02/2016.  It was originally listed at $75,000,000 and was on the
