The typography of Laguna Beach is really interesting as it arguably offers more ocean view properties due to it's rolling hillsides that overlook the Pacific Ocean.  When it comes to properties located on the ocean front there are many properties that are located high on a cliff that overlook the ocean but very few homes that are actually located on the sandy beach.  Neighboring towns like Dana Point and Newport Beach do have many properties located on the sand but finding one in Laguna Beach can be really tough.  There are a couple exceptions to this and the homes that are located on the sand are truly spectacular.

The first place to look is the Thousands Steps Beach area in the South Laguna area of Laguna Beach.  The area gets its name since there

We are starting to see a turn in the real estate market as mortgage interest rates continue to go higher which ultimately slow down the number of properties selling.  Another major factor is the number of buyers would need the assistance of getting a loan in order to buy a home are now not participating in the market but the cost of mortgage payments have almost doubled since last year.  This is around the time where we start to see creative financing being offered as the cost of getting a loan is to expensive for most buyers.  One option that is coming around again is seller financing which negates the need to get a traditional mortgage loan from the bank.  Let me explain how this typically works.

First, the owner of the property essentially becomes

The real estate market in Laguna Beach has started to make a shift as in most of the country with home staying on the market for a little longer than what we have seen in recent years.  One of the main reasons for this shift is a combination of factors which include increasing higher interest rates, decline in the stock market and an oversees International war.  It feels like we may be heading to more of a slow down here in Laguna Beach which will result in more inventory of homes on the market and the possibility of declining real estate asking prices.  For buyers who have to get a loan in order to buy a home here the cost and gone up significantly from just a year ago and it is expected to get more expensive as well.  Buyers will be looking for the best

The Three Arch Bay community is home to some of the most beautiful estate homes in Laguna Beach that can offer wonderful ocean views.  This is one of the oldest gated neighborhoods in this coastal beach town of Laguna Beach with some historic homes that date back nearly 100 years old.  Since there is a wide variety of homes found here it's not uncommon to find smaller beach cottages that are located within walking distance to the beach.  Some of the smallest cottages found here will feature only 1 bedroom with a select homes offering ocean views.  The assumption would be that since the home is much smaller than other homes in the neighborhood that there should be a deep discount on the purchase price.  Listing prices are often a factor of a variety of

Laguna Beach saw some wonderful sales that took place in communities like Irvine Cove, Woods and the Laguna Village area.  The biggest problem this year was the lack of inventory which caused buyers to act quickly when new listings came on the market.  The higher end of real estate still takes a little bit longer to sell than homes in the one to two million range but still sold relatively quickly when compared with previous years.  The highest sale this year took place at 2620 Riviera Drive which was located in the gated community of Irvine Cove in North Laguna.  This is one of my favorite neighborhoods since it has one of the most beautiful private beaches in all of Laguna Beach.  2620 Riviera Drive sold for $24,250,000 on 5/18/21 after being on the

What a difference a year makes when it comes to vacation rentals.  In 2020, we saw a huge demand for those looking for vacation rental properties in Laguna Beach that often found multiple clients bidding against each other and driving up the prices for specific vacation summer months.  At that time it seemed like everyone was tired of staying in their home and with travel limited through the United States many turned to vacation within their own state, often choosing a beach front home where they could stay in a luxury residence during the pandemic.  Fast forward to 2021 where a lot of Americans have been vaccinated and feel more comfortable traveling the demand to find local vacation rental properties has dropped.  It's really a night and day difference

There is nothing more exciting then looking at new construction homes that often feature some the latest design ideas and technology that are incorporated into these new homes.  A new listing has come up in the Three Arch Bay 24 hour guard gated community that seems to have it all and was newly built in the year 2021.  The location it truly amazing as it offers a premier ocean front location in Three Arch Bay at the top of a bluff front that has amazing white water ocean views.  If you are familiar with architects here in Laguna Beach then you will know the famous architect Mark Singer who designed this home.  Mark is well known for his cutting edge Contemporary designs that can be found in many homes throughout Laguna Beach and beyond.  His designed

The Laguna Beach market has really changed in the last 12 months with it being one of the hottest real estate markets as seen in the last 10 years.  There is currently a huge shortage of real estate inventory and a strong buyer demand which typically results in higher real estate prices with multiple buyers bidding on the same property.  The condo market in Laguna Beach is no exception to this with currently only 13 condos listed for sale that range from $664,900 for a two bedroom condo in the Terraces community up to $7,499,000 for a three bedroom condo in the upscale Montage Beach Villas community.  If you are new to Laguna Beach there are a couple things to consider when buying a condo here.

First, the most affordable condos are often found in the

Laguna Beach is arguably one of the most desirable and beautiful places to live in Southern California and real estate prices reflect this.  For the most part Laguna Beach is filled with Muti-million dollar homes and residential condos that often overlook the Pacific Ocean.  There is a small section of Laguna Beach where you can find more affordable housing in the means of a manufactured home.  Directly across the street from the famous Montage Resort is a community called Laguna Terrace Park.  Here you will find manufactured homes that have one of the better locations in all of Laguna Beach with a short walking distance down to the beach and with local shopping and grocery stores located nearby.  Amenities include a heated pool, clubhouse, jacuzzi and

Emerald Bay has always been synonymous with luxury real estate here in Laguna Beach is some truly amazing ocean front and view properties.  For the longest time many of the homes were only offered as long term leases but with the high demand for those looking for vacation rental home especially during the high season summer months you are starting to see more short term rentals in Emerald Bay.  One of the biggest reasons started last year with COVID caused many in California and throughout the United States to limited travel internationally.  This caused a huge demand for vacation rental homes located near the beach with Laguna Beach as an already popular tourist destination.  2020 was one of the best years for owners who were able to rent out their home
