One of the more interesting aspects in real estate is buying a lease hold interest in a property.  A lease hold interest is basically defined as having the exclusive right to possession of a property for a certain period of time.  This is often created buy the way of a written lease.  A beach front condo in the Laguna Lido building in South Laguna is now offering a lease hold interest for sale for $799,000.  The seller in this case is referred to as the lessees who has occupies the property until the year 2059 when it reverts back to the lessor.  The seller pays for all homeowners association dues, lease, taxes and utilities on the condo.  The best way to describe this is that it's basically a very long lease of an approximate 42 years.  So if you broke

Laguna Beach is widely known for having very expensive land that causes homes to be located close to each other and built on small residential lots.  Many of these homes were built during the turn of the century as small vacation cottages from those who lived in the Los Angeles area.  It's not uncommon to find a 400 square foot home in the South Laguna area and commonly referred to as a "Laguna Beach Charmer" that typically features a small living room, kitchen, bathroom and a small bedroom.  Even with the small square footages these homes can be very expensive with the average medium price for a single family home starting at $600,000.

Buying a home in Laguna Beach most of the time comes with owning a home on a small parcel on land.  Land in Southern California is very scarce and typically very expensive, especially in beach communities like Laguna Beach.  For those looking for larger pieces of land the idea of buying a home on a double lot may appeal to those who can afford it.  A double lot is basically two parcels of land in any particular neighborhood that have been combined but only have one house that occupies both lots.  Here is a brief description of the six double lot homes currently for sale in Laguna Beach.

One of the most popular spots to find these types of homes is in the Arch Beach Heights neighborhood.  Currently, there are 6 properties in this neighborhood that are

Laguna Beach has a wide variety of housing offered for sale that includes residential income duplex properties.  These are very common in this beach town and often feature wonderful views of the Pacific Ocean.  In the last week there have been 3 new ocean view listings to come on the market that offer the ability to rent out one side of the property while living in the other side.  For many this makes more economical sense and helps pay the high monthly mortgage payment that many Laguna Beach properties will carry.  Here is a quick guide to these listings.

1249 Ocean Front is a luxury duplex property located on the ocean front.  The views don't get more dramatic than this with crashing waves directly below you while being located just a short distance

The Upper Diamond area in Laguna Beach, California is perched at one of the highest points in the entire city and offers spectacular panoramic ocean views.  This is also one of the best areas to find large and newer constructed estate homes built in the Mediterranean, Contemporary and Traditional architectural styles.  For those who have driven on Diamond street have experienced a discontinuance of the road that connects the lower & upper Diamond streets.  This has been this way for many years and the city has no plans to connect the street in this small parcel of land.  The upper section of Diamond is where some of the most beautiful homes can be found as well as many lots for sale.  Land prices will typically start in the low $700,000 range and offer

Laguna Beach is home to a wide variety of condos that range from ocean front to panoramic ocean views. For the most part, most of these condos are not on lease land which means the land from which the condos are located under are shared in ownership. There are a few exceptions, like the condos located at the Aliso Laguna complex located on Ocean Vista Drive in Laguna Beach. The complex was built in the mid 1960’s with the land being leased to all the current owners of the building. A lease land situation can be risky since when the lease is due the land can be sold. There are two ways in which the land fee is paid.

First, the most traditional method of paying a lease land would be paying a fixed amount every month just like a normal lease. This would
