It's amazing what a couple years will make when looking at real estate prices in Laguna Beach, California.  Back in 2015, there were still a lot of choices for buyers looking under the $600,000 price range.  Progress to the end of the summer 2017 and only a handful of properties will come on the market in this price range as prices have really soared in the last couple of years.  Does this mean that we are headed into another real estate bubble?  A lot of people think so but they also feel it won't be the huge correction like we saw in 2008.  One reason for that is that banks are not giving out loans to everyone like they used to.  If you have ever applied for a loan in the last 10 years you know how strict banks have become.  This will hopefully

Once when you thought a great listing had been sold and no longer available it comes back on the market for sale.  This is the case of the famous "Rock House" that is located at 31107 Coast Highway in Laguna Beach.  Back in November of 2014 is the first time we saw this very unique oceanfront home come on the market that featured curved rooms and angular architectural details that would make this an "ultra-contemporary" home in most design conversations.  At that time the home was on the market for $15,000,000 which was a very aggressive price considering a lot of ocean front properties in that time frame were selling between $5 to $8 million dollars.  The home was on the market for almost a year and had one price reduction down to $12 million which did

Located in the Laguna Village area is a house that is commonly referred to as "The Mermaid House."  The name refers to a time when a large majority of the homes in Laguna Beach where smaller bungalow style properties that were built in the rise of the 1920's.  Nowadays, we call these "Tiny Houses" expect these historic homes offer a world of charm and character that you won't find in today's newer construction homes.

How small is the home?  Well, for starters it features a total of two bedrooms, one full and one half bath with a total of 788 square feet of living space.  With the current list price of $1,395,000 this equates to $1,770.30 per square foot.  Sound expensive?  It may sound like a bargain depending on what part of the country you live in.

Technology has really changed the way we live in today's world that allow us to connect to the world through a phone or tablet.  This advanced technology has creeped into our home automation making everything work through an iPhone or iPad.  It makes our life easier and can control many things in the house even if we are not home at the time.  These custom features used in a property is often called a "Smart Home."  The word has become a big selling feature in the real estate industry and seen in many high end homes for marketing purposes.  Younger buyers almost expect this type of technology to be in a home and it's a big negative if it's not.

Laguna Beach offers many luxury properties on the market for sale that market this Smart Home technology in

There are many terms that are solely related to real estate and often are not understood by the general public.  The term pocket listing is generally understood but sometimes confused on how it actually works.  There are two forms of pocket listings with a brief explanation here.  First, a pocket listing is a home that is not on the open market for sale but the owner has told one or more agents that he would be willing to sell at the right price.  The property is not on the open market but communicated between real estate agents and there potential buyers.  One type of pocket listing is where the agent has a signed agreement with the owner to be the exclusive agent but for some reason doesn't want the home on the multiple listing service.  This can be for

This has been a record year for real estate sales in Laguna Beach.  We have seen some incredible homes sell at amazing prices and some of the most premium properties coming on the market for sale.  By far the most exciting part of the year was seeing the iconic Twin Points home come on the market for sale.  Twin Points is a rare property that sits on a huge ocean front parcel of land that splits into two points, hence the name "Twin Points."  The land can be seen from many coastline spots and we never thought we would see this iconic property come on the market this year.

Twin Points is located at 1101 Marine Drive in Laguna Beach.  The home sold for $45,000,000 and closed escrow on 02/02/2016.  It was originally listed at $75,000,000 and was on the
