When Real Estate agents take a listing it is usually for a 6 or 12 month period.  Of course, this can be any length of time that the owner wants as we have seen it as short as one month when the owner really wants to get it sold right away.  After this set amount of time when the property does not sell it goes off the market and is considered an "expired listing."  Be prepared when this happens as dozens of real estate agents who's sole job is to call on expired listings will start calling you non-stop the morning after the home expires.

These agents make a living trying to convince owners why their home didn't sell and to use them the next time around.  What most seller's don't realize is that these types of agents have very good phone skills but

Buying a lot and building your own custom home is a dream for many who want to put their own stamp on where they live.  With the high real estate prices in Laguna Beach it sometimes does make financial sense to buy a lot and build your dream home.  Like many coastal cities in Southern California the process of designing and preparing to build the home can take the most time and energy.  This is especially true for the city of Laguna Beach which has some of the toughest planning rules and regulations that must be followed before getting the final approval.  There are many rules that are unique to Laguna Beach which makes it tough for outsiders to quickly build a home.  First, there is view protection which allows surrounding neighbors to petition if they

Laguna Beach is a unique city that has many small neighborhoods that offer private cul-de-sac locations where homes can be offered for sale.  Real Estate prices will vary a lot depending on where the home is located.  Some of these factors include the proximity to the beach, having an ocean view or not and the proximity to the downtown Village area.  Homes located at the southern end of the Laguna Beach will most likely be more affordable than those located north of downtown.

Starting in South Laguna area several cul-de-sac neighborhoods like Coast Royal that are located just above Coast Highway and have incredible ocean views.  These homes have close proximity to West street beach, the Montage resort and the Monarch Beach area.  Other notable

Buying a home in Laguna Beach most of the time comes with owning a home on a small parcel on land.  Land in Southern California is very scarce and typically very expensive, especially in beach communities like Laguna Beach.  For those looking for larger pieces of land the idea of buying a home on a double lot may appeal to those who can afford it.  A double lot is basically two parcels of land in any particular neighborhood that have been combined but only have one house that occupies both lots.  Here is a brief description of the six double lot homes currently for sale in Laguna Beach.

One of the most popular spots to find these types of homes is in the Arch Beach Heights neighborhood.  Currently, there are 6 properties in this neighborhood that are

When looking at land in Laguna Beach it's important to understand the principle of "land locked."  Land locked is a term that describes a piece a land where a home cannot be built upon.  This can be for a variety of reasons including no current roads that lead to the lot, an area with no utilities and an area where the city has designated that no homes can be built.  When looking at land in Laguna Beach it's very important to check with the city to see what the building restrictions will be for building on a lot.  Laguna Beach has many restrictions when building so it's important to find out even if the lot is not land locked.

So why would someone purchase a piece of land where you cannot build a home?  One agent explained to me that it's a gamble when

Laguna Beach is well known for having the highest concentration of contemporary homes than any other beach town in Southern California.  With a current inventory of 74 contemporary homes on the open market for sale, Laguna Beach is the ideal spot for those who love this architectural design.  The word "contemporary" conjures up images of sleek lines and walls of glass for some people while other consider contemporary as wide open spaces with lots of curves and angels to the walls.  In Laguna Beach you will find three different types of contemporary homes known as soft contemporary, ultra contemporary and your classic contemporary homes with many of these offering ocean views.

Everyone from real estate agents to home buyers are talking about the low inventory of housing in Southern California and how frustrating it is to find a suitable property at a reasonable price in today's real estate market.  A lot of times these hidden gems may be out there but not visible on the open real estate market and hidden from being seen anywhere on the Internet.  Sometimes the best deals are those that are on "hold" status for one reason or another.

A real estate agent will put a home "on hold" for a wide range of reasons.  Sometimes seller's will have some kind of an emergency come up and still want to sell the home but are unable to cooperate with showings during a short period of times.  In other cases we see a lot of short sale and bank

Arch Beach Heights is one of my favorite areas in Laguna Beach.  For starters, some of the best deals can be found here as real estate prices tend to be a lot less than other communities in the Laguna Beach area.  Arch Beach Heights is located at the very top of the hill in the Laguna Village area just south of the main downtown area.  The homes are typically two to three stories with many of the homes offering views of the ocean.  As noted in previous blogs, you will find a high concentration of contemporary/modern buildings in this area.  This is a high density area so homes are typically not located on large lots as much of the square footage of the homes are based on a tall vertical shape of the home.

One of the most sought after neighborhoods in the Laguna Beach area is the community known as "Arch Beach Heights."  One of the main reasons why this community is in such high demand is for the amazing ocean views and the relatively low prices you will find in Laguna Beach.  Keep in mind when we say "low prices" we are already acclimated to the higher prices you will find by the beach in California and home buyers from other parts of the country would not consider these as "low prices."  Currently, prices range in Arch Beach Heights from just under $700,000 as go as high as $3 million dollars with all homes listed as standard sales with no short sale listings.  A lot of the price difference is based on the degree of the ocean view and the size of the

It's almost Summer time here in Laguna Beach and rental properties are quickly changing to their summer rates which means higher prices. In the winter time most rental properties will base their rental rates on a monthly basis but in the summer time the rates typically change to weekly rates. Laguna Beach vacation rental homeowners can make 2-4 times more money on a monthly basis in the summer than winter months. For example, an ocean front home in Laguna Beach will run around $14,000 a month during the winter months. In the summer months, this rate will typically change to $5,500 a week which is substantially higher. This reason this happens due to the huge demand for rental homes in Laguna Beach during the summer months as many come here to…
