We are seem to get a lot of calls from clients looking for distressed properties, especially bank owned and short sale transactions.  Another type of a distressed sale to keep in mind when looking for a home are homes listed as a Bankruptcy Court Sale.  A perfect examples of this is current listing in Laguna Beach that may be a good deal for the right buyer.  The home is currently in the middle of a renovation as the picture below displays and also features wonderful ocean views as well.  It's located in the Alta Vista neighborhood in Laguna Beach which is a short driving distance down to the beach from many of the homes here.

We recently had an inquiry for the vacation rental properties located in the Blue Lagoon community.  She was inquiring about 64 Blue Lagoon which is a wonderful ocean view unit.  All of the condo rentals currently located at the Blue Lagoon are furnished vacation rentals that are rented out on a monthly basis.  Prices will vary a lot depending on the size but more importantly the location of the unit in relation to the beach and if the unit has an ocean view or not.  Rental prices currently start at $4,250 a month for a two bedroom unit with 1,560 square feet and a courtyard view.  Ocean View units currently start at $10,000 a month which will get you a two bedroom condo with an approximate 1,680 square feet.  We have put together a screen shot of the

The luxury real estate market in Laguna Beach, California saw some monumental sales with 2 of the top 3 sales selling for more than the highest sale last year in 2021.  One of the reasons for these sales as the big shift that we have been seeing in the past couple of years with low inventory and owners of properties looking to shift their money into different properties.  This changes are typically homes located near the water in prime locations throughout Laguna Beach including the luxury Emerald Bay gated community as well as the Montage Ocean Estates and the Three Arch Bay ocean front community.  The highest sale last year was just over $24 million with the following two properties topping that number.

One of the amenities that we are starting to see in many of the new construction luxury estate properties coming on the market for sale is having a private theater.  It seems like many of the upscale builders like to include a wine cellar, fitness room and a theater as some of the most requested bonus amenities in higher end homes.  From what I have seen these Theater rooms tend to be pretty grand with a large viewing screen, soft leather chairs and room for at least 10 people or more.  We did a quick search of properties that are currently for sale and found 8 homes that have a private Theater ranging from $4.5 to over $31 million dollars.  Several of these properties are located in the community of Three Arch Bay in Laguna Beach.  Three Arch Bay is a 24

The typography of Laguna Beach is really interesting as it arguably offers more ocean view properties due to it's rolling hillsides that overlook the Pacific Ocean.  When it comes to properties located on the ocean front there are many properties that are located high on a cliff that overlook the ocean but very few homes that are actually located on the sandy beach.  Neighboring towns like Dana Point and Newport Beach do have many properties located on the sand but finding one in Laguna Beach can be really tough.  There are a couple exceptions to this and the homes that are located on the sand are truly spectacular.
