Laguna Beach saw some record sales in 2015 with some large estate homes selling in some of the most expensive gated neighborhoods. The highest sale actually happened outside of a gated neighborhood this year and was a custom 10,000 square foot home South Laguna that sold for the highest amount in 2015. Below is a quick guide to the most expensive homes sold in Laguna Beach for the calendar year of 2015.
First, the highest sale goes to the property located at 2475 S. Coast Highway which sold for $17,500,000 on 11/20/2015. This property had been on the market for several years but finally got the homes sold due to some aggressive pricing. Originally listed at $21,900,000, the 10,000 square foot home that sat on an approximate 1 Acre of land dropped the asking price to just under $20,000,000 which caused the property to sell for $17.5 Million. I've had the pleasure of showing this home and the grounds are truly spectacular with a large parcel of flat grassy land combined with a pool that all overlooked the crashing waves. The home was originally built in 1987 and is a true trophy residence sits it's very hard to find an ocean front property with this much acreage.
The second highest sale occurred this year in the 24 hour guard gated community of Emerald Bay. 168 Emerald Bay sold for $17,200,000 on 10/14/2015. If you remember from years past this property held a record of it's own for being one of the highest priced homes sold in 2011 for $18,995,000. The 5,750 square foot home sat on the Emerald Cliff that offered coastline views of the Emerald Bay and the Laguna Beach coastline. The home is truly beautiful that was newly built in 2002 with soaring ceilings and a huge Master Suite with draw dropping views.
The final sale was located in the 24 hour guard gated community of Three Arch Bay. 33 Bay Drive sold for $15,800,000 on 9/11/2015. This was a private sale and never came on the open market. The 5,000 square foot home was located on the ocean front in the middle of the bay with sweeping views. The home was previously sold as an almost completed new construction home in 2013 for $6,500,000. During the two years the owner was able to sell the home for more than double of what he originally paid for it. That's a great return on an investment!
