Laguna Beach "Rock House" Hits The Market Again

Once when you thought a great listing had been sold and no longer available it comes back on the market for sale.  This is the case of the famous "Rock House" that is located at 31107 Coast Highway in Laguna Beach.  Back in November of 2014 is the first time we saw this very unique oceanfront home come on the market that featured curved rooms and angular architectural details that would make this an "ultra-contemporary" home in most design conversations.  At that time the home was on the market for $15,000,000 which was a very aggressive price considering a lot of ocean front properties in that time frame were selling between $5 to $8 million dollars.  The home was on the market for almost a year and had one price reduction down to $12 million which did not cause it to sell.  In the spring time of 2015, the owners decided to switch gears and go with a different real estate broker.  The home was listed at $9,995,000 and was on the market for another 320 days and did not sell this time around either.  In 2016, the owners had come to the realization that the home was priced to high to start with and they needed a realistic price in order to get the home sold.  I was one of the contributing voices in communicating to them that it would be priced under the $9 million dollar price point.  It was then put on the market for $8,500,000 which caused it to sell for a great value of $6,500,00, a far cry from the original price of $15 million several years earlier.  The owner who purchased the property has decided to now list the property sale which is now available for $7,995,000.
