Laguna Beach bridge houses are very rare but can be found in several locations that included Oak Street in Laguna Beach, California.  What exactly is a bridge house?  A bridge house is a home that is connected by a bridge between the garage and the main entrance to the house.  The garages are located at street level and blend in with homes located on that street.  Behind the garage is a bridge that connects the street level garage to the main part of the house as pictured below.  At the top of Oak Street there are three bridge houses that are built this way and offer a unique way to gain entrance to the home.  These are also some of the most photographed homes in Laguna Beach for their unique architectural design and historic charm.

The Woods Cove area of Laguna Beach, California is prominently known as one of  best places to the find oceanfront homes in the Laguna Village area.  One of the reasons for this is the close proximity to the downtown area that is filled with some of the best restaurants and retails stores in all of the beach towns in South Orange County.  Woods Cove main oceanfront street is known as "Ocean Way" which stretches a four block radius from Moss Street to Pearl Street with 22 luxury oceanfront homes that offer direct and unobstructed views of the Pacific Ocean.  Along this stretch is a cliff side that extends out to the ocean and is commonly referred to as Arch Point.  Arch Point has three homes that are located on this cliff side with the most impressive home

South Laguna has a nice selection of older historic properties that were built in the 1920's and 1930's.  Some of the oldest homes and neighborhoods exist in this area like the Three Arch Bay gated community that dates back to the early 1920's.  Other notable spots in South Laguna like Point Place offer coastline views that look directly below at Thousand Steps Beach.  As you can expect these historic properties were built in the most prime spots with many of these historic gems built on the ocean front and have commanding views of the Pacific Ocean like the famous Lighthouse house as pictured below.

One of the most exciting new listings to come up is the historic Crawford Ranch home in South Laguna.  The home was built in 1927 and then featured in

Just several years ago buying a home in Laguna Beach could be done through various methods that included short sales, bank owned and foreclosure properties.  In the last two years the real estate market in Laguna Beach has improved significantly and days are almost gone for seeing any kind of distressed property for sale.  One of the few remaining methods for finding homes that need to sell is through a trust or trustee sale.  A trustee sale is basically when a property is being sold by a trust often times when an owner of a property passes away.  Properties that are set up in a trust are done for tax purposes and are sold by a trustee that has been appointment by the trust to be the authorized person to sell the home.  While these homes are not

Laguna Beach is a unique town that has certain descriptions to describe various types of houses.  One of the local terms found here is the phrase "Laguna Beach Charmer."  In essence, this means a small cottage style home with that is often built in the 1920's and 30's that still retains a lot of the charm and personality of when it was first originally built.  This often includes original hardwood flooring, wood beam ceilings, charming patio and yards and a prime location in the downtown area of Laguna beach.

These homes can be rather small and often only feature only 500 square feet of living space with a single bedroom.  Real Estate prices for these charming homes can be relatively high compared to other beach towns in Orange County and currently

A live auction of a California Cove home will be taking place on April 5th at 12pm with a starting bid at $650,000 for a three bedroom single family home in Laguna Beach!  The home offers three large bedrooms plus a bonus loft with two and a half bath with a total 1,665 square feet of living space.  The home is very light and bright with a lot of windows and wonderful vaulted ceilings in the living room.  A floor to ceiling fireplace accents these large windows with a nice spiral staircase leading to the second level of the home.  The Master bedroom is large and comes with it's own private deck.  There is also a nice courtyard area to the home.

One beautiful place to find beachfront properties in Laguna Beach, California is on the street known as "Circle Way."  The street is located in the Emerald Terrace community in North Laguna Beach and is a circular street with an approximate 20 properties.  Many of these homes will have some views of the ocean with 4 select homes located on the beach front as pictured below.  This is one of my favorite locations where the beach is only well known to locals with great views of the cliffs side and the Twin Points Estate to the south.

Laguna Beach is home to many historic homes that have many different designations.  The various categories were constructed by the City of Laguna Beach historic registry to show the historical significance of the home.  The ratings include e, k and c categories.  The first category is the "e" rating which stands for a property in Laguna Beach that is in excellent condition and very unique in it's architecture.  These are considered some of the best historic structures in Laguna Beach as the city places special attention on these homes to maintain the current condition and historic integrity.  The second rating is the "k" category which means the home is in a good condition and is consistent with the architectural style that the home was built under.  The

North Laguna offers several locations where you can find beach front homes located directly on the sand.  This area offers some of the most expensive homes in all of Orange County with beach front homes offered for as high as $49.5 million dollars.  The two communities where you can find these beachfront homes is the Irvine Cove and Emerald Bay neighborhoods.  Irvine Cove is home to the Irvine Family who own a small section of the neighborhood and have a private beach for themselves.  The rest of the community is a mixture of homes located on the sand and in the hills offering wonderful views of the ocean.  The Irvine Cove community is one of the most private neighborhoods in Laguna Beach with it's own secluded cove beach and guard gated entrance.  There

Laguna Beach has always had a lot of homes designed in both the Modern and Contemporary architectural design.  The city is very much an artistic town with art festivals and galleries with residents who appreciate and enjoy the modern style.  In Southern California the beach towns of La Jolla and Laguna Beach have the highest concentration of modern homes but none more breathtaking than the ocean view homes that can be found in Laguna.

The best areas to find these beautiful homes would be in the three main areas by the beach which consist of South Laguna, The Laguna Village and North Laguna.  In South Laguna, look for communities like Arch Beach Heights, South Laguna Village and Alta Vista which has a large number of modern homes that overlook the
