There are many terms that are solely related to real estate and often are not understood by the general public.  The term pocket listing is generally understood but sometimes confused on how it actually works.  There are two forms of pocket listings with a brief explanation here.  First, a pocket listing is a home that is not on the open market for sale but the owner has told one or more agents that he would be willing to sell at the right price.  The property is not on the open market but communicated between real estate agents and there potential buyers.  One type of pocket listing is where the agent has a signed agreement with the owner to be the exclusive agent but for some reason doesn't want the home on the multiple listing service.  This can be for

This has been a record year for real estate sales in Laguna Beach.  We have seen some incredible homes sell at amazing prices and some of the most premium properties coming on the market for sale.  By far the most exciting part of the year was seeing the iconic Twin Points home come on the market for sale.  Twin Points is a rare property that sits on a huge ocean front parcel of land that splits into two points, hence the name "Twin Points."  The land can be seen from many coastline spots and we never thought we would see this iconic property come on the market this year.

Twin Points is located at 1101 Marine Drive in Laguna Beach.  The home sold for $45,000,000 and closed escrow on 02/02/2016.  It was originally listed at $75,000,000 and was on the

A lot of properties on the market have the potential to be good potential flip properties if they are bought at the right price.  It's the old saying that you make money when you buy real estate and not when you sell.  Buying at a low price will often result in instant equity and leverage the property for sale in the future for a profit. Laguna Beach is one of the most expensive real estate markets in Southern California so it takes a lot of money to "get in the game" versus other neighboring cities.  This also adds a lot of risk and carrying costs while the home is being maintained.  Flip properties have been sensationalized on television as properties that need extra TLC and with enough sweat equity and quality craftsmanship to fix up the property the

Laguna Beach is widely known for having very expensive land that causes homes to be located close to each other and built on small residential lots.  Many of these homes were built during the turn of the century as small vacation cottages from those who lived in the Los Angeles area.  It's not uncommon to find a 400 square foot home in the South Laguna area and commonly referred to as a "Laguna Beach Charmer" that typically features a small living room, kitchen, bathroom and a small bedroom.  Even with the small square footages these homes can be very expensive with the average medium price for a single family home starting at $600,000.

One of the most unusual tiny house that's currently on the market is located in the North Laguna area and situated

A new ocean view listing has come on the market in the Temple Hills neighborhood and is being advertised as a rehab opportunity.  The property currently features 2,100 square feet but has plants and approvals from the city of Laguna Beach to add up a 450 square feet addition.

Emerald Bay is well known for being one of the best places to find ocean view properties in all of Laguna Beach, California.  The market for homes located on the oceanfront in Emerald Bay is also picking up with the recent pending sale at 168 Emerald Bay priced at $20,995,000.  There is a lot of history to the oceanfront market here that explains some of these price jumps.  First, 168 Emerald Bay has had a rich history of home sales over the year.

Laguna Beach is truly a special place with many vintage cottages that date back to the early part of the century.  These homes are typically on the small size that can average under 1,000 square feet.  What they lack in size they make up for in local charm and quality old world craftsmanship. The large majority of these homes are located near the beach in a one to three block radius.  Some of the features that are often found in the cottages include vaulted ceilings, white picket fence, small front and back yards, outdoor decks and hardwood flooring.
