Smithcliffs ocean front homes rarely come on the market in Laguna Beach due to the small nature of the community.  A total of 6 properties occupy the bluff front area with a total 21 homes located in the gated community called "Smithcliffs."  The neighborhood is very discrete and situated just south of Emerald Bay, one of the most publiziced ocean front communities in Laguna Beach.  As you can image when these prized properties come on the market they do command a premium in price.

A lot has changed in the real estate market in Laguna Beach with inventory going down and home prices going up.  This is especially true for ocean front properties in Laguna Beach that never seems to loose it's allure to luxury home buyers.  In the past 12 months we have seen record sales but high and low for these kind of properties. 

On the low side, a Three Arch Bay ocean front home sold for $4,460,000.  I showed this house to a client of mine from Minnesota and he was shocked to learn that this 1,886 square foot 3 bedroom home had sold for this price point.  I explained that most ocean front home prices typically start around $4.5 million and up and this is a perfect example of this irregardless of the size of the home.

Laguna Beach has many wonderful ocean front homes that curve to the many coves that exist in the Laguna Beach coastline.  One special place in the oceanfront Woods Cove community in the Laguna Village is a spot called "Arch Point."  Arch Point is a rocky formation that extends out in to the Pacific Ocean that is home to 3 luxury ocean front homes located in a private gated entrance.  The home located at the very tip of Arch Point has recently come on the market for sale for $18,880,000 and offers coastline views to the north and the south of the Laguna Beach coastline.  If you are looking for prime real estate in Laguna Beach it's really hard to be this location.

The Emerald Bay community in Laguna Beach is going through a construction boom as real estate prices are starting to move upwards and the demand for these homes is growing.  There are several new construction homes currently being built in various parts of the community as we have seen record breaking prices for homes sold in this community in the last 12 months.

This week a new listing just came on the market in the Emerald Bay community for a record $38 million.  The highest priced home in Emerald Bay.  The home is located 156 Emerald Bay and just down the street from a home at 168 Emerald Bay that sold for $16 million last summer.  What makes this home so unique and that much more expensive is the direct steps down to the beach with it's own

What a difference a couple years makes for real estate in the Irvine Cove community.  In the last several months we have two homes in the Irvine Cove community listed as the most expensive homes in Laguna Beach with a brand new listing for $31.5 million dollars making Irvine Cove home to 4 homes listed over the $30 million dollar price point.  Has Irvine Cove become a $30 million dollar plus community?
