Emerald Bay is well known for being one of the best places to find ocean view properties in all of Laguna Beach, California.  The market for homes located on the oceanfront in Emerald Bay is also picking up with the recent pending sale at 168 Emerald Bay priced at $20,995,000.  There is a lot of history to the oceanfront market here that explains some of these price jumps.  First, 168 Emerald Bay has had a rich history of home sales over the year.

Allview Terrace gated community is located in the North Laguna area of Laguna Beach, California.  This is a very small neighborhood of approximately 34 homes located on a quiet cul-de-sac street at one of the highest points in the northern section of Laguna Beach.  The majority of these homes were built in the mid 1960's and 1970's and modest size beach homes.  Most of the properties will average 3,000 square feet of living space with homes located high on the hill offering views of the Pacific Ocean.  The community does have a formal association with rules and regulations as association dues are paid on a yearly basis and average $750.00.  Children attend schools located in the Laguna Beach unified school district which include El Morro elementary,
