Three Arch Bay Ocean View Homes offer tranquil views of the breathtaking bay that can be found on the most southern tip of Laguna Beach. Three Arch Bay as we have discussed before is one of the first original communities in Laguna Beach with homes dating back to the early parts of the century. Homes in this community normally start just over $1.5 million dollars with ocean view homes starting just over $2 million. One of the important things to keep in mind when considering buying an ocean view home in Three Arch Bay is the location. For the most part, homes located in the lower section of the community are on flat land and view properties are reserved for the homes located on the perimeter and ocean front lots. Of course, the closer you get to the ocean the more expensive the real estate becomes. If budget is an issue you may want to consider the ocean view homes that can be found in the Upper section of Three Arch Bay. These homes are often less expensive and still enjoy the wonderful ocean views.
Some of these homes do have a drawback in the upper section. First, homes located just above Coast Highway can have traffic noise. If noise is a factor to you make sure to map the location of the home before you go to visit the home. Second, homes located high up in the hills will have amazing ocean views but getting to the beach means cross Coast Hwy into the lower Three Arch Bay community. Unlike communities like Emerald Bay and Irvine Cove where you can go underneath a tunnel to the beach, residents living in the upper section must cross Coast Highway. It's not really that big of a deal since there is a stop light at this intersection but it's something to consider when looking at view properties.
