Gaviota is one of the premier streets in the Laguna Village area of Laguna Beach to find oceanfront homes.  The street runs parallel with the ocean just south of the main beach and downtown area of Laguna Beach and spans a 5 block radius.  Many of the oceanfront homes located here are very unique and offer direct access to the sandy beach which is not true for all ocean front homes found in Laguna Beach.  The small stretch of beaches offer some of the best surf breaks and is really spectacular to watch the surfers catch waves just outside your back door.

Lower Three Arch Bay has really seen a surge in real estate prices as record sales have hit this summer.  Within the last month a $10 million dollar home sold located at 11 La Senda and was only on the market for 10 days.  This was an oceanfront home that was built in 1932 and has gone through renovations in the past and featured 4,000 square feet with four bedrooms located on a 12,197 square foot lot.  It was only on the market for one day and sold due to it's prime location in Lower Three Arch Bay.  Earlier this year another oceanfront home was sold for a record price of $8,500,000 to celebrity Lauren Conrad from the MTV reality show "Laguna Beach."

Today there are a total of 7 homes for sale in Three Arch Bay with three of them listed over $9.9 million

Irvine Cove in Laguna Beach is the premier gated community and Laguna Beach, California that currently features 3 homes priced over $36,000 with two homes over $49 million dollars. What draws in these huge price points? First, it's all about location. Irvine Cove is ideally located at the very edge of Laguna Beach and has breathtakingly large cliffs near Abalone Point that cascade down to the Pacific Ocean as pictured below. Homes are built as the top of these bluffs and have 180 degree panoramic views.  The community wraps around the two cliffs on both the north and south side of the neighborhood forming a small bay area which creates it's own private beach.

The Bluebird Canyon is located just south of the Temple Hills area in Laguna Beach and is well known for having great ocean views.  The area can be a little tricky to get to since many of the roads are very winding but the end result is spectacular views of the ocean.   This is an area that is filled with large mature trees and foliage that give the feeling of being in the country while in fact you are within 10 minutes of getting down to the beach and downtown Laguna Beach.  The immediate area is simply beautiful with a nice open area at Bluebird Park and views of nature from every direction.

Emerald Bay is one of the top communities here in Laguna Beach and offers a wide range of community amenities for it's residents.  Situated in the north section of Laguna Beach on a private beach is the exclusive community known as "Emerald Bay" that is home to approximately 500 homes.  This is a gated community that only allow access to those who live here and their guests.  Many ask about visiting the beach at Emerald Bay but there is not public access to this beach and the only way to gain access is by boat if you don't live in the community.  The video here explains some of the community amenities found in Emerald Bay.

For starters, Emerald Bay offers a 24 hour guard gate that creates a safe and friendly environment for those who live there. 

Many Laguna Beach homes offer a wide variety of amenities but very few can offer it's own private lighthouse!  A home in the Three Arch Bay gated community in Laguna Beach, California has just come on the market and offers a lighthouse that sits on the ocean front with private steps down to the ocean which offers a luxury swimming pool located adjacent to the ocean!  The oceanfront home located at 40 N La Senda Dr in Lower Three Arch Bay is currently on the market for $24,950,000 and offers spectacular ocean and white water views and comes with a detached guest house as well.

Situated in the Thousands Steps beach area in Laguna Beach is a rare offering for homes that are literally built and located on the sandy beach. There is very common to see this is neighboring beach towns like Newport Beach and Dana Point where homes have been built right on the sand. Laguna Beach is a much different topography with homes being built on the cliff side or on the ocean front and rarely on the sand. Thousands Steps Beach is located in the South Laguna area and actually has three homes that are located on the sand.

Camel Point is a quiet residential neighborhood of 15 homes located in a premier oceanfront location.  The community offers 8 homes located on the ocean front with an additional 7 ocean view properties.  This is a small gated community that offers direct access down to the beach as pictured below.  Since the community is home to only 15 properties homes rarely come on the market here.  The neighborhood has a nice mixture of contemporary as well as older historic homes.  An ocean view property is now being offered for sale for $4,595,000.  I had a chance to preview this home and the 5 bedroom home really did offer nice views of the ocean.

The Coast Royal area of Laguna Beach has some of the best panoramic views of the ocean in the desirable South Laguna area.  The Coast Royal is ideally situated in the hills with a short distance down to the West Beach which starts at Table Rock and ends at Aliso Creek beach.  This is a popular area with a nice variety of single family homes that are built in various architectural styles.  Some of my favorite contemporary style homes can be found in this area that have awe inspiring views with clean modern lines.  The streets wind up the hill and in some parts can be a little narrow but when you see the view it's worth all the effort to get up to this location.  The neighborhood is a non-gated community filled with custom homes built in the last 86 years. 

Another $50 million dollar plus home has come on the market in the exclusive Irvine Cove community in North Laguna Beach. 2431 Riviera Drive has just hit the market for $55 million dollars and is listed by Hilton & Hyland.  What makes this home unique is the location.
