Lagunita is a very small and private gated community located just a couple doors down from the 5 star Montage Resort in Laguna Beach.  Home to just 59 luxury homes that occupy this community with a nice mixture of oceanfront and ocean view homes.  The community simply has a gated entrance with no guard attendant with two separate entrances in to the community.  One gate entrance is for the 57 homeowners in the community and a separate gate on the north side for two oceanfront properties.  In the last 12 months there have been some really great deals in this community for ocean view homes.  1 Lagunita was originally on the market for $1,950,00 and eventually sold for $1,375,000.  Although the home only contained two small bedrooms the ocean views were

Temple Hills is one of the most active communities in Laguna Beach with dozens of homes sales in the past 12 months.  One of the reasons why this area is so popular with home buyers are the unobstucted views you can find.  The community is split by the main road going up the hills known as "Temple Hill."  Homes located on the north side of the street are situated on the ocean side and have direct coastline and ocean views as pictured below.  Catalina Island can also seen on a clear day.  Surprisingly, home prices for ocean view homes are relatively low when compared to other parts of Laguna Beach.  Ocean view homes currently start just over $1.1 million dollars for a 3 bedroom ocean view home built in 1954.

There are several new construction contemporary homes that have recently come on the market in Laguna Beach.  As we have discussed in previous blogs, Laguna Beach is well known for it's large number of contemporary homes.  One of the contemporary homes on the market is listed for sale for $6,750,000.  It's located very close to the ocean in the South Laguna Beach area and features brand new construction by one of the top local Architects Paul McClean.  The home has never been lived in and features clean modern lines with two levels of contemporary living.  What sets this home apart from other homes in the area is the attention to details.  Beautiful oak floored bedrooms and Portuguese limestone flooring between accent the home.  Of course, the views are

A lot has changed in the real estate market in Laguna Beach with inventory going down and home prices going up.  This is especially true for ocean front properties in Laguna Beach that never seems to loose it's allure to luxury home buyers.  In the past 12 months we have seen record sales but high and low for these kind of properties. 

On the low side, a Three Arch Bay ocean front home sold for $4,460,000.  I showed this house to a client of mine from Minnesota and he was shocked to learn that this 1,886 square foot 3 bedroom home had sold for this price point.  I explained that most ocean front home prices typically start around $4.5 million and up and this is a perfect example of this irregardless of the size of the home.

Anita Street Beach Ocean Front Homes offer quick beach access directly from your backyard which is rare for Laguna Beach.  The quickest way to get to Anita Street beach is to take Anita Street to the cross section Ocean Front and Gaviota streets.  You will not find a lot of guest parking here so make sure to use the paid street parking on Coast Highway.  There are steps that take you directly down to the beach and your view to the north will be exactly as pictured below.  It's truly a beautiful beach with surfers riding the waves and great views of the Laguna coastline.

Shaw's Cove is a popular beach in the North Laguna Beach area. To find Shaw's Cove you will want to head towards Cliff Drive that runs parallel with the ocean. As you head north from Heisler Park you will reach Fairview Street and Marine Drive. This is the entry location to Shaw's Cove with about 100 steps down to the sandy beach from street level. Homes in this area of North Laguna are probably the most expensive you will find that are not located in a gated community. Marine Drive for example is one of the best places to find ocean front homes that have wonderful views of the Laguna Beach coastline as pictured below.

The Emerald Bay community in Laguna Beach is going through a construction boom as real estate prices are starting to move upwards and the demand for these homes is growing.  There are several new construction homes currently being built in various parts of the community as we have seen record breaking prices for homes sold in this community in the last 12 months.
