The luxury real estate market in Laguna Beach, California saw some monumental sales with 2 of the top 3 sales selling for more than the highest sale last year in 2021.  One of the reasons for these sales as the big shift that we have been seeing in the past couple of years with low inventory and owners of properties looking to shift their money into different properties.  This changes are typically homes located near the water in prime locations throughout Laguna Beach including the luxury Emerald Bay gated community as well as the Montage Ocean Estates and the Three Arch Bay ocean front community.  The highest sale last year was just over $24 million with the following two properties topping that number.

Laguna Beach saw some wonderful sales that took place in communities like Irvine Cove, Woods and the Laguna Village area.  The biggest problem this year was the lack of inventory which caused buyers to act quickly when new listings came on the market.  The higher end of real estate still takes a little bit longer to sell than homes in the one to two million range but still sold relatively quickly when compared with previous years.  The highest sale this year took place at 2620 Riviera Drive which was located in the gated community of Irvine Cove in North Laguna.  This is one of my favorite neighborhoods since it has one of the most beautiful private beaches in all of Laguna Beach.  2620 Riviera Drive sold for $24,250,000 on 5/18/21 after being on the

As Reported today in the OC Register, a $65 Million dollar Irvine Cove home has come on the market (except for the Multiple Listing Service) and is reported the most expensive home in Laguna Beach & Orange County, California.  Located on the Abalone Point in North Laguna Beach, a special enclave of luxury homes at the very point in Irvine Cove that was originally reserved for the Irvine family.
