The Upper Bluebird Canyon area of Laguna Beach is located high on a hill that often offers wonderful ocean and sunset views from many of the homes located here.  Located on the south side of the Canyon from the Temple Hills area is what is commonly referred to as the Upper Bluebird Canyon area.  It gets it's name from the street Bluebird Canyon which starts just a couple blocks up the hill from Pacific Coast Highway and runs to almost the top of the hill.  The area tends to be more rural than other parts of Laguna Beach with historic properties that were built close to the turn of the century.  Homes do come on the market here and are normally priced in the mid $1.5 million range for a 2,000 square foot house with mountain and canyon views.  Ocean view

Just several years ago buying a home in Laguna Beach could be done through various methods that included short sales, bank owned and foreclosure properties.  In the last two years the real estate market in Laguna Beach has improved significantly and days are almost gone for seeing any kind of distressed property for sale.  One of the few remaining methods for finding homes that need to sell is through a trust or trustee sale.  A trustee sale is basically when a property is being sold by a trust often times when an owner of a property passes away.  Properties that are set up in a trust are done for tax purposes and are sold by a trustee that has been appointment by the trust to be the authorized person to sell the home.  While these homes are not

Ultra Contemporary is often a phrase used for modern homes that are done to the extreme. Laguna Beach is truly the meca for contemporary style homes that range anywhere from soft contemporary to an ultra design.  Due to the natural topography of the hillside in Laguna Beach a large majority of these stunning architectural homes will have views of the  Pacific Ocean.  The sandy beach and gentle waves are a perfect backdrop for these properties that are located in one of the most prime locations in all of Southern California.

South Laguna is a great place to find properties located on the cliff side hills that are located next to the sandy beach and Pacific Ocean.   The community is a nice mixture of homes located in secure gated neighborhoods to private homes located along the cliff.  One of the most expensive communities to find these types of homes is the Three Arch Bay community.  This is one of the oldest gated communities in Laguna Beach and offers two separate gates with homes located on both the ocean side and on the hill side in the very southern point of Laguna.  Homes currently range up to $24,950,000 for a iconic lighthouse home that sits on the cliff and comes with it's own lighthouse and private pool that sits next to the sandy beach!  The home was built in 1929

Laguna Beach is mainly filled with residential single family homes and condos but has a fair number of income properties that are mainly located in the downtown Laguna Village area.   Many of the buildings will offer ocean view units that can range anywhere from a small duplex property to a 13 unit condo complex.  There are several things to keep in mind when looking at income properties which are unique to Laguna Beach.

One of the best hidden spots to find both oceanfront and ocean view homes is on a small street called "Seacliff Drive."  This small and winding road leads down from Pacific Coast Hwy and gets out into the Pacific Ocean on a steep cliff as pictured below.

The South Laguna area is widely known for having lower priced oceanfront and ocean view homes and this street is no exception. The Table Rock beach area is located in the South Laguna Bluffs area is one of the best kept secrets for finding incredible ocean view properties in Laguna Beach, California.  Located off Pacific Coast Highway is a small street known as Table Rock Drive.  This is a very small and winding street that doesn't invite many cars to pass through unless one lives in this area.  The area get's it's name from the oceanfront condo complex known as Table Rock that sits directly on a large parcel on bedrock that jets out into the ocean.  These are million dollar plus condos that rarely come on the market.   

Many are unaware that there are also single family homes in this area that share the same great ocean views and also have quick access down to the Table Rock

Lower Three Arch Bay has really seen a surge in real estate prices as record sales have hit this summer.  Within the last month a $10 million dollar home sold located at 11 La Senda and was only on the market for 10 days.  This was an oceanfront home that was built in 1932 and has gone through renovations in the past and featured 4,000 square feet with four bedrooms located on a 12,197 square foot lot.  It was only on the market for one day and sold due to it's prime location in Lower Three Arch Bay.  Earlier this year another oceanfront home was sold for a record price of $8,500,000 to celebrity Lauren Conrad from the MTV reality show "Laguna Beach."

Today there are a total of 7 homes for sale in Three Arch Bay with three of them listed over $9.9 million

The Bluebird Canyon is located just south of the Temple Hills area in Laguna Beach and is well known for having great ocean views.  The area can be a little tricky to get to since many of the roads are very winding but the end result is spectacular views of the ocean.   This is an area that is filled with large mature trees and foliage that give the feeling of being in the country while in fact you are within 10 minutes of getting down to the beach and downtown Laguna Beach.  The immediate area is simply beautiful with a nice open area at Bluebird Park and views of nature from every direction.
