Laguna Beach saw some wonderful sales that took place in communities like Irvine Cove, Woods and the Laguna Village area.  The biggest problem this year was the lack of inventory which caused buyers to act quickly when new listings came on the market.  The higher end of real estate still takes a little bit longer to sell than homes in the one to two million range but still sold relatively quickly when compared with previous years.  The highest sale this year took place at 2620 Riviera Drive which was located in the gated community of Irvine Cove in North Laguna.  This is one of my favorite neighborhoods since it has one of the most beautiful private beaches in all of Laguna Beach.  2620 Riviera Drive sold for $24,250,000 on 5/18/21 after being on the

The 2020 year has almost come to an end and it's been a year like no other.  With all the ups and downs to everything that has happened this year the Laguna Beach Real Estate market continued to have a strong pool of buyers who were ready to make a purchase this year.  Although we have seen much higher sales in previous years there were still many homes in Laguna Beach that sold for over $10 million dollars which is amazing considering what 2020 has thrown at us.  There were actually two properties that sold for the exact same amount so we have included the top 4 sales this year.

2661 Victoria Drive was one of the third highest sales that occurred in Laguna Beach this year and was truly an amazing home.  The three level property sold for $12,500,0000

The real estate market in Laguna Beach continues to thrive with the combination of low inventory and a high number of buyers in the marketplace. We are working with a number of buyers who want to jump into the market but unable to find the right property at the right price.  With that being said there are a number of properties that are getting a lot of attention and have the potential for being a good deal for the right buyer.

The #1 most viewed property in Laguna Beach is an ocean view three bedroom home listed for $240,000.  What's the catch?  First, the home is located in the Laguna Terrace community which is a small neighborhood located by the Montage Oceanfront Resort that is filled with cute manufactured homes.  The distance to the beach is just

One of the historic landmarks in Laguna Beach is a 1920's house that is commonly referred to as "The Ark" and is ideally located in the popular oceanfront community of Moss Point.  This is a classic example of Arts and Crafts architecture from the 1920's and was originally designed by Jean L. Egasee who built this unique home on the ocean's edge.  The house offers direct access to the sandy beach and features three bedrooms plus a separate guest house over the garage.  Modest in size with a total of 2,000 square feet that sits on a 8,476 square foot beachfront lot.  This is a brand new listing that just came on the market 2 days ago and is ideal for those who love historic properties as this property is eligible to be on the National Registry of Historic

Laguna Beach is home to many historic homes that have many different designations.  The various categories were constructed by the City of Laguna Beach historic registry to show the historical significance of the home.  The ratings include e, k and c categories.  The first category is the "e" rating which stands for a property in Laguna Beach that is in excellent condition and very unique in it's architecture.  These are considered some of the best historic structures in Laguna Beach as the city places special attention on these homes to maintain the current condition and historic integrity.  The second rating is the "k" category which means the home is in a good condition and is consistent with the architectural style that the home was built under.  The

Laguna Beach is one of the few beach cities where you will find a large number of historic ocean front homes for sale.  One of the reasons was that homes date back to the early 1900's as Laguna Beach was considered one of the most desirable 2nd home locations from those who lived in the Los Angeles area.  Many of these older homes still exist and mainly can be found in the South Laguna and Laguna Village areas.  Oceanfront homes in Laguna normally will start above the $5 million dollar price point with current historic ocean front homes starting at $5,950,000.  The size of these homes can really vary with some properties being under 2,800 square feet of living space while others will be much larger and incorporate a guest house with an average 5,000

Laguna Beach has a large inventory of older historic homes that were built at the turn of the century.  Many love these older homes for their historic charm and architectural details.  Others seek these homes out for their tax savings if they are covered under the Mills Act.  So what exactly is the Mills act and how does it save a homeowner money?  First, the Mills Act is an National organization that is set out to preserve these historic homes from destruction and modification.  They work with the state and federal government in lowering a homeowners tax base in care of these homes.  Laguna Beach has a lot of older homes but they are all not on the Mills Act.  A resident must submit an application to the Mills Act organziation to get approved before any

Ocean Front Beach cottages in Laguna Beach are older historic homes that were built in the early 1910's to 1920's and located directly on the beach front.  These types of homes still exist and rarely come on the market.  A perfect example is a new listing that just came on the market and located in the Laguna Village area.  It has been family owned for nearly 95 years which is truly incredible!

Ocean Front Cottage in Laguna Beach, California

I had a chance to preview the home today and it was really a unique piece of real estate.  The property sits on Coast Hwy and has two separate parcels that consist of an apartment and garages that front Coast Hwy and are zoned commercial.  The 2 bedroom beach cottage is located on the beach front and has the views as pictured above. The home sits directly above

Laguna Beach is a haven for older historic homes and 2012 has provided us with a rich inventory of these older historic homes, especially those built in the 1910's.  Currently there are three homes on the market that were built in 1910 and 1915 that still retain the original charm when they were first built.  In fact, 154 Pearl St boasts to be the oldest home in Laguna Beach that was built in 1910 and sits across the street from the ocean bluff in the heart of the Laguna Village.  The home needs a little TLC but with the right vision the home could be brought back from it's former glory.

A new historic home to come on the market in North Laguna Beach is a home built in 1915 built in the classic Revival Cottage style.  The home is on the smaller side

Laguna Beach is home to many historic residences as the city was one of the hot spots for vacationers as early back at the turn of the century. Since the city has many picturesque coastlines and secret coves and beaches, Laguna Beach has always been a destination city for those looking to relax and enjoy the views. Often times, vacation residences were built as small weekend retreat homes which were easier to maintain and often adequate for the mini vacation.

As Laguna Beach became more of a place of a permanent residence larger historic homes were built. Some of the best places to find these historic gems is the South Laguna, Laguna Village and North Laguna neighborhoods. Since land is at a premium in Laguna Beach doesn't expect to find
