The luxury real estate market in Laguna Beach, California saw some monumental sales with 2 of the top 3 sales selling for more than the highest sale last year in 2021.  One of the reasons for these sales as the big shift that we have been seeing in the past couple of years with low inventory and owners of properties looking to shift their money into different properties.  This changes are typically homes located near the water in prime locations throughout Laguna Beach including the luxury Emerald Bay gated community as well as the Montage Ocean Estates and the Three Arch Bay ocean front community.  The highest sale last year was just over $24 million with the following two properties topping that number.

Laguna Beach saw some wonderful sales that took place in communities like Irvine Cove, Woods and the Laguna Village area.  The biggest problem this year was the lack of inventory which caused buyers to act quickly when new listings came on the market.  The higher end of real estate still takes a little bit longer to sell than homes in the one to two million range but still sold relatively quickly when compared with previous years.  The highest sale this year took place at 2620 Riviera Drive which was located in the gated community of Irvine Cove in North Laguna.  This is one of my favorite neighborhoods since it has one of the most beautiful private beaches in all of Laguna Beach.  2620 Riviera Drive sold for $24,250,000 on 5/18/21 after being on the

The 2020 year has almost come to an end and it's been a year like no other.  With all the ups and downs to everything that has happened this year the Laguna Beach Real Estate market continued to have a strong pool of buyers who were ready to make a purchase this year.  Although we have seen much higher sales in previous years there were still many homes in Laguna Beach that sold for over $10 million dollars which is amazing considering what 2020 has thrown at us.  There were actually two properties that sold for the exact same amount so we have included the top 4 sales this year.

Laguna Beach is well known for having some of the most expenpsive and exclusive gated communities in Laguna Beach.  Gated neighborhoods like Emerald Bay, Irvine Cove and Three Arch Bay can have homes listed well above $20 million dollars.  There are also smaller gated communities that still offer a secure gated entrance but with far less formality.  One of these smaller neighborhoods that even most locals may not know about is the Hidden Valley Canyon community.   If you are familiar with the city of Laguna Beach imagine driving up Temple Hills Drive and then coming back down Park Avenue.  About halfway done is a small gated street called Hidden Valley Canyon road.  Homes in this community city date back to the 1920's and have a lot of charm and character

Living in Laguna Beach gets you accustomed to many architectural styles that include Mediterranean, Spanish and lots of Contemporary homes.  One of the few architectural styles you don't commonly see is a home built in a Farmhouse style.  A new listing has come on the market in the Smithcliffs gated community in Laguna Beach and is described as being built in the French Farmhouse architectural style.  I have to admit I have never heard of a French Farmhouse architecture before but after doing some research I learned that it derives inspiration from the French Country style which offers a relaxed but elegant style with vaulted ceilings and top of the line finishes.  Often the walls and valued ceilings are painted white to make the space feel even bigger.

What a record year for home sales in Laguna Beach this year.  With a strong economy and comes record sales for ocean front properties with 3 home sales over $30 million dollars this year.  The 3 sales occurred in the communities of Irvine Cove and Victoria Beach.  The three properties are not new to the market as they have been on the market at previous times but what makes this unique is that all 3 homes sold in the same calendar year for record prices, all with commanding ocean front views.  2018 was a great year for real estate in Laguna Beach and here is a quick recap of the most expensive homes sold in Laguna Beach.

Camel Point is a quiet residential neighborhood of 15 homes located in a premier oceanfront location.  The community offers 8 homes located on the ocean front with an additional 7 ocean view properties.  This is a small gated community that offers direct access down to the beach as pictured below.  Since the community is home to only 15 properties homes rarely come on the market here.  The neighborhood has a nice mixture of contemporary as well as older historic homes.  An ocean view property is now being offered for sale for $4,595,000.  I had a chance to preview this home and the 5 bedroom home really did offer nice views of the ocean.

Another $50 million dollar plus home has come on the market in the exclusive Irvine Cove community in North Laguna Beach. 2431 Riviera Drive has just hit the market for $55 million dollars and is listed by Hilton & Hyland.  What makes this home unique is the location. Laguna Beach has very few beach front homes that sit directly on the beach and are located in a gated community. 2431 Riviera Dr features 180 feet of water frontage, arguably in one of the best communities in Laguna Beach and is one of only 5 beach front homes in the entire Irvine Cove community.

What a difference a couple years makes for real estate in the Irvine Cove community.  In the last several months we have two homes in the Irvine Cove community listed as the most expensive homes in Laguna Beach with a brand new listing for $31.5 million dollars making Irvine Cove home to 4 homes listed over the $30 million dollar price point.  Has Irvine Cove become a $30 million dollar plus community?

All of these high end homes are located on the ocean front in the area known as Abalone Point which was originally designated to the Irvine Family.  The home where you will find the $65 million dollar ocean front home was originally one large parcel that was then divided up into 3 lots.  Home sales in the Irvine Cove has been strong in the last 12 months

What an amazing last couple of weeks we have had for luxury real estate listings in the Irvine Cove area of Laguna Beach.  On March 4th, 2013 we saw the highest price home come on the market in Laguna Beach for $65,000,000 as pictured below. This 17,000 square foot ocean front home has recently finished construction in 2010 and boasts being the "possibly the largest Laguna Beach Ocean Front Estate."

The home was being offered for sale several months back but never officially came on the  market until last week.  The home sits on the ocean front street of Riviera in the luxury guard gated community of Irvine Cove.  In the last couple of years we have seen a surge of construction in this area possibly due to the increasing prices in this community.
