Ultra Contemporary is often a phrase used for modern homes that are done to the extreme. Laguna Beach is truly the meca for contemporary style homes that range anywhere from soft contemporary to an ultra design.  Due to the natural topography of the hillside in Laguna Beach a large majority of these stunning architectural homes will have views of the  Pacific Ocean.  The sandy beach and gentle waves are a perfect backdrop for these properties that are located in one of the most prime locations in all of Southern California.

The price of real estate doesn't come cheap for these types of homes as land is very expensive in Laguna Beach.  The cost of building the home also has to be a consideration as construction costs tend to be very high in this area.

If you are in the market to buy a home but looking to leverage your cash you may want to consider seller's who are open to doing a seller carry back.   What exactly is a seller carry back?  Instead of going through a traditional mortgage to buy a home the seller of the bank becomes the bank, in essence, and provides the buyer with an interest rate and terms for the amount that is to be borrowed.  Typically, a certain amount of down payment will be required in order for the seller carry back to work, in most cases this can be anywhere from 10 to 20% of the purchase price.  Most of it depends on the sellers motivation and the amount of equity the seller has in the property.  If the property is owned free and clear then you will have more negotiating room

There is hardly no comparisons to the Laguna Beach market as one the most premier destinations to find luxury contemporary homes.  Of course, throughout Southern California you will find stunning Contemporary homes in the Hollywood Hills area of LA, Contemporary Masterpieces in Malibu and Soft Contemporary Homes in La Jolla.  All of these destinations do not have the deep concentration of contemporary homes that Laguna Beach has.  For example, Laguna Beach has a total of 52 Contemporary homes + 26 Contemporary Modern homes active and pending Contemporary homes on the market.  This is huge number for a such small beach town like Laguna Beach to be actively on the market since you will find hundreds more Contemporary homes that are not actively marketed for

One of the luxury's of buying a home in Laguna Beach is the extra perks that a home comes with.  Some of the most requested items are three to four garage plus home, wine cellar, gym, home theater and luxury pool and spa.  If you are wine enthusiast then buying a home with a custom wine cellar should be on your list.  Not all Laguna Beach homes will come with this unique feature so it's to work with a local realtor who knows the homes currently for sale that have this feature.  Contemporary and Mediterranean style luxury homes will typically tend to have wine cellars compared to other architectural style homes.   As a rule of thumb the more expensive the home is the better the chance the home will have these unique features.  Homes over $10 million

The market is constantly changing and one thing that has remained the same is that a buyer never wants to pay more than what a property is worth.  This is why so many home buyers elect to look for bank owned properties for the instant equity that can be found in these properties.  With the rise in short sale bank properties, foreclosure and bank owned homes have taken a back seat in this local marketplace.  Rarely do we see a large number of bank owned properties come on the market here in Laguna Beach, and the "shadow inventory" of foreclosure properties has never seem to materialize.  For those who are familiar with the Laguna Beach terrain you will know that there is no better place to find contemporary architecture than Laguna Beach.  The modern design…
