The luxury real estate market in Laguna Beach, California saw some monumental sales with 2 of the top 3 sales selling for more than the highest sale last year in 2021. One of the reasons for these sales as the big shift that we have been seeing in the past couple of years with low inventory and owners of properties looking to shift their money into different properties. This changes are typically homes located near the water in prime locations throughout Laguna Beach including the luxury Emerald Bay gated community as well as the Montage Ocean Estates and the Three Arch Bay ocean front community. The highest sale last year was just over $24 million with the following two properties topping that number.
66 Emerald Bay gets the nod for the highest sale in Laguna Beach for the calendar year of 2022 with a record setting sale for $43,500,000 in August of 2022. The highest sale up to this point was back in 2019 when 188 Emerald Bay sold for $24,250,000. There seems to be a trend with other record setting homes up and down the coast with the common thread being that these are brand new construction homes in sought after neighborhoods. Buyers are willing to pay a premium for these homes and 66 Emerald Bay was no exception. Of course, it's really hard to beat the location of this property that is located right next to the sandy beach and just steps to the Emerald Bay park and tennis court located on the ocean side of Pacific Coast Highway.

7 Montage Way, Laguna Beach was the second highest sale in 2022 with it selling for just under $30 million dollars at $29,888,000 in February of 2022. The six bedroom home offered an estimated 8,140 square feet on an approximate 12,632 square foot lot. We often see homes in our top list as the Montage community is considered one of the most expensive neighborhoods in Laguna Beach. The main reason for this is that it's located next to the Montage 5 star Resort with a wide range of amenities as if you were staying at the hotel itself. Many of the homes located here offer nice ocean views and 7 Montage Way is no exception to this. This particular property was built in 2013 and offers two levels of living space with an amazing wine cellar, large primary suite and a private swimming pool as picture below.
25 Bay View, Laguna Beach was the third highest sale and was located in the ocean front community of Three Arch Bay which sold for $21,950,000. It was listed for $24 million and was on the market for 76 days and offered one of the best views in Laguna Beach. The beach front property featured four bedrooms and an approximate 6,419 square feet on a 10,840 square foot lot. It was newly constructed in 2003 with three different levels of living space with an amazing outdoor pool and grassy area that overlooked the secluded beach within Three Arch Bay. The community itself offers a community clubhouse, tennis and basketball court but no community pool. The beach area is very secluded as there are cliffs on each side of the beach that doesn't offer access from other areas. It's located on the very south end of Laguna Beach with quick access to the city of Dana Point and a short driving distance to the freeway.
