Laguna Beach Recent Condo Sales

The Laguna Beach market has really changed in the last 12 months with it being one of the hottest real estate markets as seen in the last 10 years. There is currently a huge shortage of real estate inventory and a strong buyer demand which typically results in higher real estate prices with multiple buyers bidding on the same property. The condo market in Laguna Beach is no exception to this with currently only 13 condos listed for sale that range from $664,900 for a two bedroom condo in the Terraces community up to $7,499,000 for a three bedroom condo in the upscale Montage Beach Villas community. If you are new to Laguna Beach there are a couple things to consider when buying a condo here.
First, the most affordable condos are often found in the Terraces community. These are often in the high $600,000 to low $700,000 range. The good part about living here is that you get a Laguna Beach address which is important if you are trying to get into the very sought after Laguna Beach schools. The downside is that you are located a good driving distance to the beach as it's located on the east side of the 73 freeway near the city boarder line of Aliso Viejo. If you need that Laguna Beach address then this will typically be your best price option.
For those wanting to be located a little closer to the beach then head over to the South Laguna area. For whatever reason this area has often been more affordable than other areas of Laguna Beach so we always recommend this as one of the better values for the money. Currently the lowest price condo in South Laguna is priced at $949,000 for a two bedroom ocean view condo with approximately 1,000 square feet. The more expensive areas will be the Laguna Village downtown area and North Laguna where the most affordable option is a two bedroom ocean view condo listed at $1,250,000. Condos also often have homeowners association dues so make sure to confirm this amount and what it covers before buying.
