There are many terms that are solely related to real estate and often are not understood by the general public.  The term pocket listing is generally understood but sometimes confused on how it actually works.  There are two forms of pocket listings with a brief explanation here.  First, a pocket listing is a home that is not on the open market for sale but the owner has told one or more agents that he would be willing to sell at the right price.  The property is not on the open market but communicated between real estate agents and there potential buyers.  One type of pocket listing is where the agent has a signed agreement with the owner to be the exclusive agent but for some reason doesn't want the home on the multiple listing service.  This can be for

This has been a record year for real estate sales in Laguna Beach.  We have seen some incredible homes sell at amazing prices and some of the most premium properties coming on the market for sale.  By far the most exciting part of the year was seeing the iconic Twin Points home come on the market for sale.  Twin Points is a rare property that sits on a huge ocean front parcel of land that splits into two points, hence the name "Twin Points."  The land can be seen from many coastline spots and we never thought we would see this iconic property come on the market this year.

One of the more interesting aspects in real estate is buying a lease hold interest in a property.  A lease hold interest is basically defined as having the exclusive right to possession of a property for a certain period of time.  This is often created buy the way of a written lease.  A beach front condo in the Laguna Lido building in South Laguna is now offering a lease hold interest for sale for $799,000.  The seller in this case is referred to as the lessees who has occupies the property until the year 2059 when it reverts back to the lessor.  The seller pays for all homeowners association dues, lease, taxes and utilities on the condo.  The best way to describe this is that it's basically a very long lease of an approximate 42 years.  So if you broke
