Laguna Beach Homes

Laguna Beach is widely known for having very expensive land that causes homes to be located close to each other and built on small residential lots.  Many of these homes were built during the turn of the century as small vacation cottages from those who lived in the Los Angeles area.  It's not uncommon to find a 400 square foot home in the South Laguna area and commonly referred to as a "Laguna Beach Charmer" that typically features a small living room, kitchen, bathroom and a small bedroom.  Even with the small square footages these homes can be very expensive with the average medium price for a single family home starting at $600,000.

Alta Laguna Park is located in the Top of the World neighborhood and is situated at one of the highest points in Laguna Beach.  The park is a great place to enjoy the sunny weather with six tennis courts, baseball field and sports court.  The park is open to the general public with many of the residents in the Top of the World using it due to it's close proximity.  Laguna Beach is well known for having neighborhoods that surround a park area.  The Arch Beach Heights neighborhood is also located at one of the highest points in Laguna Beach and offers a large park area that is a focal point of the neighborhood.  The gated community of Emerald Bay also features a large park area with multiple tennis courts, community pool and beach volleyball.  Real Estate

The Emerald Terrace neighborhood is filled with many contemporary home that over look the Pacific Ocean and offer stunning Catalina Island and sunset views.  The location is really ideal as it's situated in the upscale North Laguna area that is well regarded as one of the most desirable sections of town to live.  Because of this it is also features some of the most expensive homes for sale with top gated communities like Irvine Cove and Emerald Bay where homes listed over $20 million dollars is not uncommon.  The Emerald Terrace neighborhood dates back to the 1950's and early 60's when many of these houses were built.  During this period many considered these beach vacation properties and were often residents from the greater Los Angeles area.  Over the

Laguna Beach is a unique town that has certain descriptions to describe various types of houses.  One of the local terms found here is the phrase "Laguna Beach Charmer."  In essence, this means a small cottage style home with that is often built in the 1920's and 30's that still retains a lot of the charm and personality of when it was first originally built.  This often includes original hardwood flooring, wood beam ceilings, charming patio and yards and a prime location in the downtown area of Laguna beach.

Laguna Beach has a few select contemporary homes that are available for lease and can be best found in the South Laguna and Laguna Village areas.  Most of the these homes will either be located just steps to the beach or located in this hillside communities that run parallel with the coast.  There currently three high end contemporary homes that are currently available for lease and range from $15,000 to $30,000 a month.

The $15,000 a month option is a stunning contemporary home that was built in 2013 and located on the ocean side of Coast Highway and steps to the beach.  The home offers floor to ceiling glass and retractable glass doors that take in the view.  The owners have recently purchased this home and elect to lease them home until they can move

Laguna Beach is well known for having hundred's of ocean front homes from South Laguna to the tip of North Laguna.  One of the more famous streets for having spectacular ocean front homes is "Ocean Way" street.  The homes situated on the bluff front have amazing views in this area that is known as Woods Cove.  One of the most famous houses on the this street is a newer construction home built in 2009 that is referred to as "The Gull House."   The homes is ultra contemporary with a beautiful blend of hardwood surfaces and glass that overlook the ocean as pictured below.

Finding a home with a lot of land can be tricky in the beach communities in Southern California.  This is especially true for the city of Laguna Beach that is considered one of the most expensive beach towns.  The land in Laguna Beach is very expensive so that is why you will find most homes in Laguna Beach well under 1/4 acre of land.  If you are looking for a home with 2 acres or more you either have to pay a large sum of money or consider buying in the Laguna Canyon area of Laguna Beach.

The Laguna Canyon is an area on the outskirts of Laguna Beach where you will find homes on large lots for a fraction of the cost of other homes near the water in Laguna Beach.  A new home has just come on the market that features 2.8 acres of land with a 2,295 square

Shaw's Cove is a popular beach in the North Laguna Beach area. To find Shaw's Cove you will want to head towards Cliff Drive that runs parallel with the ocean. As you head north from Heisler Park you will reach Fairview Street and Marine Drive. This is the entry location to Shaw's Cove with about 100 steps down to the sandy beach from street level. Homes in this area of North Laguna are probably the most expensive you will find that are not located in a gated community. Marine Drive for example is one of the best places to find ocean front homes that have wonderful views of the Laguna Beach coastline as pictured below.

There is a nice mixture of residential homes and condos in this area with the large majority of ocean front properties being single

Laguna Beach has many wonderful ocean front homes that curve to the many coves that exist in the Laguna Beach coastline.  One special place in the oceanfront Woods Cove community in the Laguna Village is a spot called "Arch Point."  Arch Point is a rocky formation that extends out in to the Pacific Ocean that is home to 3 luxury ocean front homes located in a private gated entrance.  The home located at the very tip of Arch Point has recently come on the market for sale for $18,880,000 and offers coastline views to the north and the south of the Laguna Beach coastline.  If you are looking for prime real estate in Laguna Beach it's really hard to be this location.

Laguna Beach has many homes that are located near the Crystal Cove nature preserve that is protected land between the homes in Laguna Beach and the Crystal Cove housing development in Newport Beach, California.  These homes are located in the upper section of the Irvine Cove gated community and commonly known as "Upper Irvine Cove."  One of the nice benefits for these homes that boarder the preserve area is the instant privacy these homes get to enjoy.  Homes can never be built on the preseve so there is no worries about another party building a home that would block your view.

One of the benefits of living in this community is the direct access to the beach.  Homes located on the upper side of Irvine Cove can conveniently go under Coast Highway
