Laguna Beach Historic Homes

Ruby Street Park is located on the ocean front street of "Ocean Way" in Laguna Beach.  Better known as the Woods Cove area, the homes surrounding the park date back to the early 1920's.  One historic home has just come on the market that is truly amazing.  The home embodies the perfect balance of historic charm with modern amenities on three levels of this oceanfront home.  Originally built in 1928, the Tudor style beach cottage has one of the best locations with views of Arch Point and beyond to the south and Moss Point to the north.  The park is conveniently located next to this home which adds additional space and avoids future development of the land which is controlled by the city.

Laguna Beach is one of the few beach cities where you will find a large number of historic ocean front homes for sale.  One of the reasons was that homes date back to the early 1900's as Laguna Beach was considered one of the most desirable 2nd home locations from those who lived in the Los Angeles area.  Many of these older homes still exist and mainly can be found in the South Laguna and Laguna Village areas.  Oceanfront homes in Laguna normally will start above the $5 million dollar price point with current historic ocean front homes starting at $5,950,000.  The size of these homes can really vary with some properties being under 2,800 square feet of living space while others will be much larger and incorporate a guest house with an average 5,000

Laguna Beach has a large inventory of older historic homes that were built at the turn of the century.  Many love these older homes for their historic charm and architectural details.  Others seek these homes out for their tax savings if they are covered under the Mills Act.  So what exactly is the Mills act and how does it save a homeowner money?  First, the Mills Act is an National organization that is set out to preserve these historic homes from destruction and modification.  They work with the state and federal government in lowering a homeowners tax base in care of these homes.  Laguna Beach has a lot of older homes but they are all not on the Mills Act.  A resident must submit an application to the Mills Act organziation to get approved before any

Camel Point is a quiet residential neighborhood of 15 homes located in a premier oceanfront location.  The community offers 8 homes located on the ocean front with an additional 7 ocean view properties.  This is a small gated community that offers direct access down to the beach as pictured below.  Since the community is home to only 15 properties homes rarely come on the market here.  The neighborhood has a nice mixture of contemporary as well as older historic homes.  An ocean view property is now being offered for sale for $4,595,000.  I had a chance to preview this home and the 5 bedroom home really did offer nice views of the ocean.

Rockledge Terrace is a small little community located next to Victoria beach and is home to 18 luxury properties.  The neighborhood consists of two streets known as Rockledge Terrace and Rockledge Road.  Rockledge Terraces has one row of houses between it and the beach and offers wonderful ocean views as pictured below.  Rockledge Road offers ocean front homes with only 8 properties located on the front row.  This is a very quiet area and people typically don't go down these streets unless they live in the neighborhood.  The neighborhood offers steps down to the beach that can only be used by residents of the community.  This can be found at the bottom of Rockledge Road.

Ocean Front Beach cottages in Laguna Beach are older historic homes that were built in the early 1910's to 1920's and located directly on the beach front.  These types of homes still exist and rarely come on the market.  A perfect example is a new listing that just came on the market and located in the Laguna Village area.  It has been family owned for nearly 95 years which is truly incredible! 

I had a chance to preview the home today and it was really a unique piece of real estate.  The property sits on Coast Hwy and has two separate parcels that consist of an apartment and garages that front Coast Hwy and are zoned commercial.  The 2 bedroom beach cottage is located on the beach front and has the views as pictured above. Three Arch Bay Ocean View Homes offer tranquil views of the breathtaking bay that can be found on the most southern tip of Laguna Beach.  Three Arch Bay as we have discussed before is one of the first original communities in Laguna Beach with homes dating back to the early parts of the century.  Homes in this community normally start just over $1.5 million dollars with ocean view homes starting just over $2 million.  One of the important things to keep in mind when considering buying an ocean view home in Three Arch Bay is the location.  For the most part, homes located in the lower section of the community are on flat land and view properties are reserved for the homes located on the perimeter and ocean front lots.  Of course, the closer you get to the

Finding a home with a lot of land can be tricky in the beach communities in Southern California.  This is especially true for the city of Laguna Beach that is considered one of the most expensive beach towns.  The land in Laguna Beach is very expensive so that is why you will find most homes in Laguna Beach well under 1/4 acre of land.  If you are looking for a home with 2 acres or more you either have to pay a large sum of money or consider buying in the Laguna Canyon area of Laguna Beach.
