Laguna Beach Gated Community Homes For Sale Under $2.4 Million

We just got a Trulia.com notice today from a listing agent who represents a home in the Emerald Bay Laguna Beach gated community in Laguna Beach, California.  The ocean view home was recently dropped in price from $2,790,000 to $2,375,000 and represents the lowest price in the Emerald Bay community.  If you are in the market to buy a home in a gated community and have a budget of $2.4 million dollars or less there are currently three homes on the market for sale.  Two of the properties are located in Emerald Bay and one located in the Three Arch Bay community in South Laguna listed for sale for $1,595,000.  Gated communities along the coast consist of Three Arch Bay, Lagunita, Montage, Emerald Bay, Smithcliffs and Irvine Cove.  In the last 12 months we have seen some great sales in the $1.6 range in the Three Arch Bay community and several others below the $2 million dollar price point.  Inventory in Laguna Beach is super low right now so the deals are harder to come by than before.  With that being said we are still seeing motivated sellers above the $2 million dollar price point that really need to sell their homes.  A lot of clients think the best deals are foreclosure and bank owned properties but this is not always the case.  The very best deals in real estate are sellers who are motivated to sell.  This can be a short sale where the seller just wants to get out of the house right away or a standard sale where the owners needs to sell due to a death, divorce or job relocation.  Make sure you look at all properties on the market when looking for the best deals.  Properties on the market for over 5 months may also be prime candidates for buying a home under market value.  Working with a local realtor who can contact the individual listing agents to test the waters on the sellers motivation is the key.  If you are looking for a gated community home under $2.4 your best bet is the Emerald Bay and Three Arch Bay community.  For a detailed list of currently available gated homes please contact us today.
