Everyone from real estate agents to home buyers are talking about the low inventory of housing in Southern California and how frustrating it is to find a suitable property at a reasonable price in today's real estate market.  A lot of times these hidden gems may be out there but not visible on the open real estate market and hidden from being seen anywhere on the Internet.  Sometimes the best deals are those that are on "hold" status for one reason or another.

A real estate agent will put a home "on hold" for a wide range of reasons.  Sometimes seller's will have some kind of an emergency come up and still want to sell the home but are unable to cooperate with showings during a short period of times.  In other cases we see a lot of short sale and bank

Irvine Cove in North Laguna is one of the best kept secrets in Laguna Beach for home buyers looking to live in an exclusive gated community.  One of the main reasons most people have not seen this beautiful community in beach is due to the 24 hour guard gate that only allows entrance for residents and their guests.  The beach is surrounded on by majestic cliffs on both sides of the beach that don't allow access from adjoining beaches.  In the summer time you will see boats and yachts passing by but for the most part the views are only enjoyed by residents of Irvine Cove.

One of the luxury's of buying a home in Laguna Beach is the extra perks that a home comes with.  Some of the most requested items are three to four garage plus home, wine cellar, gym, home theater and luxury pool and spa.  If you are wine enthusiast then buying a home with a custom wine cellar should be on your list.  Not all Laguna Beach homes will come with this unique feature so it's to work with a local realtor who knows the homes currently for sale that have this feature.  Contemporary and Mediterranean style luxury homes will typically tend to have wine cellars compared to other architectural style homes.   As a rule of thumb the more expensive the home is the better the chance the home will have these unique features.  Homes over $10 million
