Emerald Bay Rental Fee

Emerald Bay is widely considered one of the top communities in Laguna Beach due to it's private beach and secure guard gated entrance.  For many, this is a popular vacation rental destination as select properties are available for a short term lease of 30 days.  What many don't realize is that there is an extra cost to rent a home here that deals directly with the community.

Before you rent a home in Emerald Bay you must fill out and submit and an Emerald Bay Tenant Application.  This basically goes over the address that you will be renting, the start and end date, names of who will be living there, contact info and number of vehicles associated with the rental.  What many people don't realize is that there is a cost paid to the Emerald Bay community when renting a home here.  Below is the breakdown of the costs.

There is always a $500 application fee no matter how long the lease will be. This fee must be paid when submitting the application to the community.  There is also a $2,000 deposit paid to the community for any violations from their rules and regulations that you agree to in part of the application.  If you have any violations then the community can have a daily fine, withholding of use of common facilities or in worst case scenario a cause for eviction.  All of these rules and regulations are included in the rental application which we can be obtained directly from the Emerald Bay association.  It's important to note that any rentals from one day to less than one month will require a short term termite as well.  You can contact the Emerald Bay association at 949-494-8571 for a copy of the current rental application or email Cathy Levitt at clovitt@ebca.net.  Emerald Bay is a great place to stay no matter if it's just for one month or as a full time residency.
