Laguna Beach is a unique city that has many small neighborhoods that offer private cul-de-sac locations where homes can be offered for sale. Real Estate prices will vary a lot depending on where the home is located. Some of these factors include the proximity to the beach, having an ocean view or not and the proximity to the downtown Village area. Homes located at the southern end of the Laguna Beach will most likely be more affordable than those located north of downtown.
Starting in South Laguna area several cul-de-sac neighborhoods like Coast Royal that are located just above Coast Highway and have incredible ocean views. Further north in the Laguna Village area are several neighborhoods like Arch Beach Heights, Summit Ridge, Temple Hills and Top of the World. All of the communities are located high on the hillside and generally located on the cliff side overlooking the ocean. The nice thing about these neighborhoods is that there are many new construction homes being built in this area with a large concentration of Contemporary style architectural homes that blend in perfectly with the surroundings and the general vibe of Laguna Beach. The roads tend to be very windy with several cul-de-sac streets that have majestic views.
Looking north of the downtown area in North Laguna are several neighborhoods to look for. Look for streets like Allview Terrace and Lookout Drive for amazing ocean views homes located on small private streets. There are also several small gated communities like Smithcliffs, Irvine Cove and Emerald Bay that also have many homes located on a cul-de-sac street. Expect homes located in North Laguna to be much more expensive than the other neighborhoods we have mentioned before.
